A French rental tenancy or a copropriété always involves three parties : the professional who manages the building (the syndic or administrateur de biens), the owner who bought into it, and the household who lives in it. Every existing tool treats one of these three as the customer and the other two as line items.
Régiva treats all three as users. Each role gets the same documented space, the same audit trail, the same access to the inspections and interventions and messages tied to the property. Coordination instead of correspondence.
What Régiva actually covers
The French incumbents are accounting suites that grew gestion modules on top. Régiva is the opposite shape - a coordination platform where every record is tied to a property, a role and a history. The surface is purposefully wide.

An open-source core, hosted in France
Régiva ships with an open-source core, hosted exclusively in France on OVH, and GDPR-by-design from the schema up. The professional does not need to take a sovereignty claim on faith - the code is auditable, the data is portable, and the hosting is verifiable on a French invoice.
No lock-in is a feature
The data export is not a download button buried three menus deep. It is a first-class feature : every property, every tenant file, every inspection, every document - out in a clean format, the day the customer asks. The reason we make this loud is the same reason the incumbents do not : lock-in is their renewal strategy.
What is shipping
